Cortina d'Ampezzo: buying an alpine chalet in the Dolomites

Published 6/18/2026

A UNESCO amphitheatre, a strictly limited building envelope and a market where the best chalets rarely reach the open market.

Why Cortina is different

Cortina sits inside a UNESCO World Heritage landscape, and its building volumes are tightly controlled. That constraint is the market: the number of chalets with south-facing views over Tofane and Cristallo, garden, garage and ski access is fixed, and turnover is low. Recent investment in infrastructure and the winter events calendar has widened international demand further.

What defines a prime chalet

Orientation and view come first, then usable volume, wellness areas, ceiling heights in the living space and covered parking. Traditional larch-and-stone architecture holds value best, particularly when a full modern retrofit — insulation, heating, home automation — has already been completed to a high standard.

Seasons and use

Cortina is now a twelve-month destination, with summer trekking, golf and climbing balancing the winter season. Owners typically want the property maintained and staffed for arrival at short notice, which is exactly what our management desk provides in the valley.
