Amalfi Coast and Capri: cliffside villas above the Tyrrhenian

Published 6/5/2026

Terraced gardens, sea platforms and Faraglioni views — the realities of buying on Italy's most photographed coastline.

Positano, Ravello, Praiano

The Amalfi Coast is vertical. The finest properties combine a series of planted terraces, a pool set into the rock, and — the rarest element — a private path or lift down to a sea platform. Ravello adds altitude and calm, Positano proximity and theatre, Praiano and Conca dei Marini privacy at a better value.

Capri: an island of very few sales

On Capri the whole island is protected and transactions are few. Value concentrates in Marina Piccola, Tragara and the Anacapri hillside, where a garden, a level pool terrace and a view of the Faraglioni or the Bay of Naples define the top of the market. Logistics — porters, boats, no cars — are part of ownership and worth understanding before buying.

Access, works and management

Steps, private lifts, mooring options and landscape authorisations decide how a coastal property is actually lived in and what can be improved. We assess all of it during the viewing stage, and afterwards keep the house, garden and pool maintained through the winter so it is ready when you arrive.
